Historic 3 bed furnished house for $3,900; close to Pearl Street with Flatiron views

The short story

Beautiful, fully furnished, historic-landmarked, renovated 3 bedroom, 1-3/4 bath home with Flatiron views, outstanding southern light, and flagstone patio. 10-minute walk to shops/restaurants of Pearl Street's east end. Bike lanes and bus line 2 to 3 blocks away. Parking is on street and always available. Well-behaved dogs or cats considered. No smoking or vaping anywhere on the property.

  • The 3 bedrooms are currently set up as 1 full bed, 1 twin bed and 1 study, but we can reconfigure to 1 full, 2 twins, and 1 twin if preferred. Living room has a fold-out sofa.
  • Heat is radiant hydronic, a highly efficient gas boiler supplies endless hot water, and an energy-recovery ventilator provides filtered fresh air. In summer there are 3 window ACs.
  • We pay internet/Wi-Fi and trash/recycling/compost. Renter pays gas, electricity and water.
  • This is the home we live in, and the most important thing we're looking for is a renter who will take care of it as we do.

The long story

Built in 1901 in the historic Whittier neighborhood, our Georgian-vernacular house sits halfway up a bluff and has fabulous southern light and excellent Flatiron views. There are hardwood floors throughout and a well-equipped kitchen with an island, granite surfaces, cherry cabinets, dishwasher, glass-top electric stove and stainless-steel fridge. A microwave is in the basement. The living room has a sofa bed that sleeps 2 and an upright Steinway piano. The dining room table seats 6 comfortably or 8 with a bit of squeezing. The 3/4 downstairs bathroom has a European glass shower and high-efficiency front-loading washer and condensing dryer. The cozy study has 2 desks, a built-in bookcase, and, if you like, a printer, 23" 1080p HD monitor, and adjustable standing-desk converter. A twin bed can be added in place of one desk.

  • Upstairs, the large bedroom has a double (full) bed and a lovely view of the Flatirons year-round. An adjoining dressing/TV room has a 40" 4K Ultra HD TV (no cable or satellite) and Blu-ray/DVD player. The small bedroom upstairs has a twin bed and desk. A second twin bed can be added to this room. The upstairs bathroom has a combo shower/deep-soak tub with a European glass surround and a luxurious steam shower with two fold-down seats for extended steaming. 
  • Wi-Fi download speeds are 40 Mbps. Our furniture has been well used by children and dogs and has some dings. If you have a strong allergy to dogs, this may not be the house for you, as some traces of dog hair and dander will persist even after deep cleaning.
  • A roomy flagstone patio with a deck has a picnic table, seating for 16, and Flatiron views from fall to spring. The front porch also has seasonal Flatiron views. Our small yard has low-maintenance xeriscaping.
  • The house was the home of the poet Allen Ginsberg when he founded the School for Disembodied Poetics at Naropa University.
  • Renter is responsible for snow removal and minor upkeep like occasional watering of plants and installing window ACs (if wanted).
  • Absolutely no smoking or vaping of any substance anywhere in the house or on the property. Pot edibles and drinkables are fine, but processing of pot is not.
  • Security deposit is $5,000. Sabbatical rentals are exempt from Boulder permit requirements.
  • Distances on foot: 7 minutes to Pearl Street, 15 minutes to Pearl Street walking mall, 10 minutes to Natural Grocers, 5 minutes to Whittier Elementary School, 12 minutes to Casey Middle School, 20 minutes to Boulder High, 25 minutes to CU. Mountain trails start 1 mile to the west.
  • Owner pays internet/Wi-Fi and trash/recycling/compost. Renter pays gas, electricity and water. No smoking or vaping allowed anywhere on the property. Minor upkeep like watering plants and shoveling snow required.
